JOMSewa Smart Living Sdn Bhd – Standard Rental Policy
This policy shall automatically apply to all active tenancy contracts issued by JOMSewa Smart Living Sdn Bhd, in accordance with the company's rental policy governance and regulatory framework.

Contract Duration
The tenancy period shall strictly follow the start and end date stated in the signed tenancy agreement. No early termination or extension shall be allowed unless agreed in writing by both parties.
Security Deposit
Tenant must pay the security deposit as agreed in the tenancy agreement upon signing. The deposit shall be held by the Landlord and used for the following purposes:
  • Repair of any damage caused by the Tenant (excluding normal wear and tear)
  • Cleaning of the premises after tenancy ends
  • Settlement of any unpaid rent
Both Landlord and Tenant must conduct a pre-move-in and pre-move-out inspection. During the pre-move-out inspection, Landlord will inform Tenant of any required repairs or cleaning.
Tenant has the right to carry out the necessary repairs before moving out. Otherwise, the cost will be deducted from the deposit.
If the premises is in good condition and all rent is paid, the Landlord shall return the full deposit within 10 days after move-out.
If there is damage or unpaid rent, deductions will be made and an itemised list will be provided within 10 days after move-out.
No interest will be given for the security deposit.
Late Payment

A penalty of RM50 will be charged for every 10 days delay after rent due date.
Repeated late payments may result in a warning. If issue persists, the Landlord reserves the right to terminate the tenancy without refund of the deposit.
Termination Notice
Tenant must provide 30 days' notice in writing to terminate the contract.
If the Tenant ends the tenancy before the contract end date, the security deposit will be forfeited.
